I have the best business card! I had poker chips printed up for my business. They are around 32 cents per. Best branding I have ever done. No one ever throws them away.

I've got one I'm. Just starting in Indy. All in price will be around 65k. Decent area. Rent around 825

I agree with Chris. I have several people who fund my flips. There returns are around 12-15%. Secured by First mortgages.

Pay the agent $10 per offer so they know your not wasting there time. When you get an accepted offer then you recover a portion of the offer money. Based on your post you will then understand why you can't get an agent to work for you or you will make better offers to save you money. You will get tired of paying. I've done over 100 flips in past 3 years and have never used this approach .

Make sure the roof has proper venting. Sounds like the house can't breath. Check the roof decking very carefully.

File eviction.. Puts the ball in her court to pay or move.. Most likely when tenants get 3 months behind they can't catchup. You can also cancel court if they pay but it lets her know you are serious about getting the rent money.. In the future if she is 3 weeks late start the process again

Just ask yourself the question. If I counter the deal at 62500 and someone comes in and gets the deal at 65000 what will your attitude be . Glad you didn't get it or pissed that you lost a 30k equity deal over $2500?. If your pissed then do the deal at 65000 and don't look back.

My advice would be to hook up with an experienced investor in the area you want to flip and fund 2 or 3 of his deals for a percentage of the profit. You get hands on experience and a much more likely you don't get your butt kicked. Your post is lacking in details for you to get advice to see if your plan is realistic.
