@John Culotta. I would stay put for 1-2 years and take advantage of appreciation. If only at 8% per year you increase your net to almost $75k in 2 years. Air BB a room in your house at $100-125 a night when you visit your grand kids rent your whole house . Your best business decision might to be to stay. An extra 1k on your high interest debt per month ( from room rental) also increase you net to over 100k in just 2 years ..it also let’s you get job stability.

Your post doesn't have enough information to make an informed decision on Indianapolis in the multifamily space. I've been in the real estate 45 years in Indy. Still very active and to get the information you need I would need price point, number of units, timing, your experinc. You can PM me and I can steer you in the right direction. Dave

Put the 10 k in property and sell to Tennant for fair market.. don't sell on lease option..

You just mentioned the biggest problem with new investors in your post. I WANT To Do My First Deal By 2019. It end of August why not NOW.  Lack of action.. if you find the deal you will be able to find help to get your deal done. Utilize your strength and go for it. I will have done 10 more deals by 2019. Don’t sell yourself short

Your husband only has 40-50 hours to work per week. Hourly value of skilled labor would be in the area of $30-35 per hour x 50 hours= 1500-1600 per week. Can his time be better spent? I’m guessing if he finds one extra deal per month and you make 20k on that transaction your positive hiring the work out is a plus 15k.. and your husband just assist or manages workers that complete your projects. My wife and myself manages our flip business in Indianapolis and do over 40 houses per year with no full time GC.. Dave Short
