Vert questionable area. Drive downs Emerson N Of 38th and see the vacant units. You will struggle with a quality tenant base. In that area remember if your experience is limited you problems will be many. Dave Short

You can pm me and maybe I can help. Bought over 100 houses at Indiana Sheriff sales. You couldn't be a nice guy even if you wanted to. The courts will make the decision. Most likely you own the home and that will not change.

I have 3 properties in the Indianapolis In area. All are located in clean residential areas. Rents will be in the $775-850 range. They are at various stages of completion. Price point for the completed property is $63000..the other 2 price points are wholesale price around $35000. I can deliver rent ready around $50000. Great values.

I have done 3 prehabs in the past year. All of them worked like a charm. My lowest profit was 16000 on a 32000 initial investment. What I did was the major repairs that a novice couldn't see past then market up a profit sold them the house and they completed the flip.

I have 3 properties in Indianapolis In. that are in various stages of rehab. All are located in easy areas to rent, Rents are in the 800-850 range. Don't use hard money. I know poker players so risk is not something that you're opposed to. You can always discount the property and sell. If you need money later THEN you use hard money, you won't need as much so cost will be cheaper. I have done several deals with poker player in Indianapolis both as partners and investors. Go back to seller and offer him the deal with no payments on the second mortgage for 3/4 years. It frees up 30000 to him immediately plus gives you cash flow. Start paying him after that or sell the house and realize your profit. By doing this you have many options in the future, way too many to discuss here.. Dave Short
