I recently wholesaled a turn key/rent ready deal near Fort Bragg for 63k and the end buyer just informed me that it appraised for 93k!!! Needless to say, the BRRRR strategy in Fayetteville is alive and well.

Also, it appears that we've fared pretty well with the pandemic as far as collecting rents. I have a small eight door portfolio and we've been able to collect 100%. Friends with larger portfolios have had a handful of tenants that couldn't pay but it's nothing a good PM can't handle.

In my humble opinion, I'd stick to the BRRRR strategy unless you have a large amount of cash for multiple down payments. My first purchase was done with a conventional loan which means that cash is stuck in the deal for now. Decided to BRRRR my next deal and I was able to pull my cash out and buy another. At some point we need to consider the velocity of our money.

I'm a Fayetteville, NC investor and I just wholesaled a 3/1 for 33k and the seller is going to put in 7-10k for repairs and it should rent for about $750. Just wanted to give you an idea of what we're seeing here in good ole Fayetteville.

I've been investing and wholesaling in the Fort Bragg area for over a year now and I'm defiantly happy with the results thus far. In Fayetteville you can find deals that meet the 1% rule all day. With that being said, keep in mind that we don't benefit from appreciation like other markets but COC returns and cash flow are hard to beat.

I agree with @Nathan Cross. Having a team that you can count on is super important. Actually, I'd say it's MORE important than the asset.

@Joakim Svindland Reistad I'm looking to buy in Bali, somewhere in Canggu so I can be close to Bali MMA. Just a Jiu Jitsu guy though ;). My wife is Indonesian and still has an Indonesian passport so I may have an upper hand compared to other bules. I've just started digging into the laws and it seems that things are definitely different. I'd like to find a place to house hack. Gonna hit up Seven Stones pretty soon.

Roll Tide @Corey Noid. I’m from Mobile. From what I’ve experienced in Fayetteville if you work with folks that have a connection to the military you’re far better off when it comes to PMs and contractors. You can build an entire team that is former military. Also, most of the investors look out for one another so you’re in good hands. Let me know if you still need some help.

I'm with @Justin Tahilramani. Fayetteville, NC has been great. 10% COC is pretty easy to achieve and Fort Bragg helps our market with stability. There isn't much appreciation but you can cash flow all day.

@Jimmy Lin Core 4 is something I pulled from David Greene's books: Agent, Contractor, Lender, Property Manager. If you find one that's a rock star I'm sure they'll be able to hook you up with the remaining three.
