Post: 30yr Fixed under 60k?

Hello Team,

I'm searching for a lender that is willing to give a 30yr fixed under 60k. I've spoke with multiple lenders and the only option I came across was a 15yr fixed. Can anyone point me in the right direction?

@Frankie Woods this is exactly the mindset we need. You made me realize I was thinking too small. militaryonesource.com is a great idea! I was going to shoot for inviting experienced investors and agents to unit functions like monthly Family Readiness Group (FRG) meetings and payday activities. @Shelby (Osborne) Johnson @Michael Glaspie @Adam L. are you aware of this sort of thing? We are all familiar with leadership attempting to educate troops about money management via the Financial Readiness Program (i.e. TSP, Roth IRA, consumer debt, credit score) but I never hear about the risk of a zero down VA loan. Often it feels like a check the block moment. I wounder if there is any data out there that highlights GIs in negative cash flow situations.

@Bill F. thanks for your input but I don’t think the insulation of young people is just a SM issue. I believe that most young Americans would find themselves in the same situation if they had similar opportunities. Not looking to bail anyone out, just looking for options.

Something I’ll take away from this thread is the need to educate and re-educated SMs within my sphere of influence and advise leadership to do the same. In the future I’ll point them to BP and ADPI.

@Anthony R. I think you provided some great points. I guess it really comes down to maturity and willingness to self educate. Personally I had other things on my mind as a young Soldier and REI would have been a bad idea. I'm thankful I had leaders that mentored me and showed me the benefits of compounding interest via TSP.

Thanks for dialogue everyone. This has been very eye opening and I’ve been made aware of an entire network (ADPI) that I can defiantly relate with.

Hello BP Team,

Throughout my decade long Military career I've seen dozens of friends unwillingly forced into the role of landlord or end up writing a check for thousands of dollars, $12,000 in one scenario, to sell their primary residence after they completed their service (ETS), retirement, or forced to move out of state (PCS)? Now that I have the REI mindset, I often think about how we can help these great Americans offload unwanted homes through creative approaches.

In most cases, they lived in the house for a short amount of time and used a VA loan with zero down. Needless to say, they have little equity and limited options. Most of them end up hiring a property manager and after monthly P&I and operating expenses they end up with negative cash flow with the hopes of breaking even years down the road.

As a new investor, I'm not very comfortable with the "option to" approach so I thought it would be appropriate to start a dialog that would highlight all options to best assist this very specific demographic. With all the experience and creativity the BP community has to offer I believe we can identify avenues that benefit both the investor and Service Member. If anyone is willing to share a specific example of a success story or provide recommendations it will be greatly appreciated.

Just curious why the Fayetteville area interest you seeing you are from VA. Do you plan on moving here or investing out of state? I just started working with a new agent so I will be able to give you a recommendation soon.
