When I was looking for a PM I interviewed a few and ended up going with someone that was trying to accomplish the same things as me. Simply put he was an investor as well so I figured he'd know more of what I'm looking for and need.

We use PropStream everyday and love it. I'd be willing to bet that most investors use this tool.

In Fayetteville, NC we are able to find deals that fit this criteria pretty often. It defiantly not easy to find these deals on the MLS so we use a handful of marketing strategies to go direct to seller. Radio is expensive but works pretty well.

Old thread but even more relevant today! I'm not sure how some investors are cash flowing with MF found on the MLS. I own some MF but SF always produce better returns.

I've spoke with a few commercial lenders that can get the refi done with 3 months of seasoning. I'd say talk to @Michael Glaspie. He has all credentials so I usually ask him for the specifics.

Love this! I'm working on my first two STRs right now. Should be live in Jan. I'm gonna have the Hortons manage mine as well. Love this market cus you can do both strategies.

YO! We finally closed on the refi for this one. GOSSSHHHH

Issues:

• 25k over rehab budget

• 3 months over estimated timeline

• Someone stole all the flooring

• Had to submit an insurance claim

• Windows took 6 months to be delivered

• Had to evict a tenant

• Cash to close on the HUD was higher than expected

• Had to extend the hard money (short term) loan

Real estate is fun but it’s not easy. Sometimes you need to look at the bigger picture to keep your sanity.

The great thing about the Fayetteville, NC market is it's extremely forgiving. 

Benefits:

• Cash flow

• Tax breaks and deductions

• Appreciation

• Equity/wealth (tenants pay the mortgage)

• Hedge against inflation.
