Good for you Samantha!  I just went thru this 5 months ago.  It was scary and exciting at the same time.  I use Cozy dot co to have my tenants' rent auto-drafted every month and it is FREE!!! 

I am now doing a cash-out re-fi on the rental property to buy an apartment building.

I got most of my information and courage from BP but if I can help you with anything let me know!
