You freaked me out with the beginning there. Glad you went where you went. The listing agent represents the SELLER. So yes, use a buyers agent if you’re trying to get a deal! The listing agent might make you think they’re judging for you but a buyers agent is there to represent you. That’s the whole point! Sincerely, an agent.

That's a fantastic idea and yeah you should get your license. It'll be worth it and give yo more credibility to both customers and the agents you refer out to.

A lot of veteran associations will refer to lenders and to realtors (ex. veterans united will refer to realtors for people getting loans with them), and those companies charge 40% referral fee and refer out to crappy people in my experience. So if you do this really well, it would definitely take off. And I'm in for Vermont! We have a pretty big air guard community here.

If you're looking for either land to build on, a tear down, or a major fixer upper, where do you look besides the MLS and craigslist? What are your secrets? Anything Vermont specific is a bonus :)

@Account Closed that's probably too local for me to say. In Vermont, the seller pays all of the commission and it doesn't matter if the buyer is represented or not, the listing agent just takes the whole commission if there's no other agent. So that probably will depend on the customs in VA
