Plenty of opportunity around here, and a happy place to live. You'd do great with condos near ski mountains too, if you could find reliable property management for them.

So the premise is you have a false conception of pit bulls. If you look at dog bite incidents with pit bulls vs other dogs in relation to population of those dogs in the US, you might be surprised that pits aren’t as bad as you think. Drop the whole thing and just let them live there because it’s a non-issue

@Ricardo Diaz terminate your buyer agreement with lazy agent, and find a good agent who works with investors. There is no reason to go directly to the listing agent. Might as well find someone good to help you, but you aren't obligated to stay in an agreement with someone who isn't fulfilling their end of the bargain.

Your agent should be doing that for you. That’s what you pay them for. If your agent isn’t putting money into ads, isn’t posting it on Craigslist, etc, you need a new agent!

I'll always accept a referral as long as it isn't more effort than it's worth (basically, if it's a lead I wouldn't want anyways because they want to buy a $100k house 2 hours from me, no thanks). You'll do just fine! Build partnerships with hungry new agents.

Post referrals on Biggerpockets first... then post on facebook groups, you will get multiple responses and can interview different agents. Not sure why everyone is discouraging you! Do it up dude.

land gains happens once you sell the property again. so, hold the property for 7 years and you're set

@Tom S. definitely has it right on value. Under $20k is probably something that's only good for the lot. But you never know.

I am helping a buyer get a foreclosure that was listed at $43,500 and we are getting it for $31k. Not bad. We countered back and forther with the bank about 7 times to get there. It's a bank. They want their money. They also want to sell it. Play hardball. But.. find a realtor to help if it's on the MLS. No reason not to!

I would agree with @Jose Flores. You aren't going to get her to go under. She isn't motivated enough to move. Develop a relationship with a realtor. You can scratch each other's backs.
