I use….

Stessa for bookkeeping

OneDrive for file organization and sharing

Innago for rent collection and tenant management (just switched to this and not yet sure if I’m going to stick with it)

@Kyle Lofland @Jess Paskach have you guys looked into Stessa? I have been using it for several years for BRRRRs, a flip, and now Mobile Home Parks. 

Pros:

It’s very user-friendly

It’s free

Transactions automatically import from my bank account and credit card

My CPA can log in to review stuff and there are pretty nice tax reports that you can run at the end of the year

It’s made for real estate investors so it’s tailored to be used for multiple properties and/or portfolios

Cons:

It’s not customizable like Quickbooks

There is no way to run a balance sheet so I have to reconcile with my bank statement outside of Stessa each month.

@Alex Bedell I’m in exactly the same situation as you, I loved Cozy and now am struggling trying to find the right alternative. I’m looking into about a dozen alternatives, I’d be happy to collaborate with you to share both my research and the final decision we make.

I'm a smaller self-managing investor (just closing on door 17 this week) and have been using Cozy.co ever since I purchased door #1. Recently it merged to Apartments.com I have been having too many problems with too little support to stay on this platform. 

I realize DoorLoop may not compete with Buildium for you guys who have 100+ doors, but are there any a smaller managers like me out there who have given it a shot? I just don't feel that I'm at the point yet where the benefits justify the cost of Buildium for my portfolio.

First fed is a good bank. If you want a little longer amortization, another local option is Unified Bank. Jamie Taylor is the commercial loan officer. They do 80% of appraised value for my deals, up to 20 year term. Their rate and fees have been competitive when I’ve checked around in the past. They have several locations… Strasburg, Akron and others. If you’re interested, I can send you Jamie’s contact info.

Hi Preston, I'm in the Canton area as well. I used to attend the local REI meetups in Canton on Wednesday evenings, but I'm not sure that they've started back up since the initial Covid shutdown. If you hear of anything going on these days, let me know. I'll do the same.

Hi BP family

I was just thinking about how helpful it would be to see a few appraisal reports for SFHs in a certain area and wondered if there is any platform for this? Or if it's taboo / against any rules to share these reports among fellow investors? 

I would be happy to share the reports for my two SHFs that I've BRRRR'd in the Canton/Massillon Ohio area with anyone who is interested.

Just thinking out loud, it seems like it'd be really cool to have groups that could share these among local investors in certain areas... maybe via FB groups or the "Local Real Estate Forums" here on BP?
