@Sunny A. I'm also struggling with glitches and limitations with Stessa and on the lookout for a better option. If you have found one, I'd appreciate any advice you have!

@Ian M. Have you stuck it out with Stessa or found a better alternative? I'm experiencing similar issues right now, and it's not the first time I've been through it. Looking to switch if there's a better option out there.

I've been using Stessa for years... struggling keeping the connection with my bank and I've had several instances where months worth of transactions disappear and when they're able to restore them for me, they are all uncategorized, etc. Lots of time to fix. 

If anyone found an alternative that you're happy with, I'd really love to hear about it!

I know that this thread is old, but I wanted to leave a message here in case anyone stumbles across it like I did. 

We purchased a really nice 8-pad mobile home park recently with 100% park-owned homes. It's located in an area with tourist traffic, so we are experimenting with renovating and furnishing the mobile homes one-by-one to rent out for short term stays. If this model works out, our plan is that eventually this property will feel like an upscale campground that might also be desirable for large families or reunion groups to book multiple units at once. 

Who knows, eventually we may even look into swapping out the mobile homes to build small cabins or something similar. 

I have searched, but haven't found anyone else who has anything done this with a MHP... so if anyone has (or is considering it) please reach out to me - I'd love to talk!

We are converting some long-term rentals over to short-term right now. We are choosing both a smart lock and channel manager. We'd like the channel manager to integrate with the smart lock for generating codes automatically for guests.

So far, our top choice for locks is Erentallock (because it doesn't rely on wifi and doesn't have an ongoing subscription charge) but the website isn't very clear on how it may be able to integrate with a Channel Manager such as Your Porter App. 

Anyone have any experience in this area? Just looking for feedback on if it can be done and how smooth the integration is.

Also, John Fedro may have some youtube videos out there on setting up the Google Forms. He's the one who introduced me to the concept.

@Alex Bedell Alex, after a lot of research and testing, I decided to go with Innago. I made the move over and I'm really happy so far. The customer support at Innago vs. Apartments.com is night and day different. I had a few minor concerns during my initial testing, but they were able to provide solutions to all of them.

Another issue you mentioned initially is that you were getting pushback from perspective tenants over them having to apply before they see the unit. I use a workaround for that with Google Forms. I create "pre-app" forms on Google Forms that ask about pets, who will be living in the house, their household income bracket, history of evictions or violent felonies, and even give the applicant a chance to brag on themselves a bit to tell us why they'd make a great tenant.

Once I collect these pre-apps I take only the qualified applicants and show them the house, then if they are still interested, I invite them to go through the full application process with background/credit checks from there. I'm sure there are other ways, but this works pretty well for me. If you have any questions feel free to DM me.

Ps. Whenever I can get away with it I always present myself to tenants as the PM. I never mention that I’m the owner unless the tenant was already aware of it coming into the arrangement (as in, maybe they were a referral from a friend or something). I really think it helps me better enforce consistent policies and minimizes tenants trying to convince me to bend the rules.

I was using Cozy.co but after it sold and merged over to Apartments.com a few months back I just had way too many issues with low quality customer support and had to move away from it. 
Innago does allow your tenants to submit maintenance requests and you can respond to and track them on the platform. It handles rent payments, and has tenant application screening as well.
