Tenant Screening & Lease Agreement

Hello All,

I am getting close to settlement of first rental property in Delaware. I am looking for recommendations on tenant screening service/website that offers detailed report on tenant history and directly have tenant pay for the application/screening.

In addition, i am also looking for recommendations on obtaining standard state regulated lease agreement that i can use in the state of DE. Should i look for an attorney to prepare the lease or are there standard lease templates available online that can be used?

As for your last question yes, you should get your lease from a local and excellent RE attorney.  If you fail to do that, be sure to at lease have them review whatever you get from wherever you get it.  But the lease is a contract and if you end up with any issues you want to be sure the person you are going to turn to, a lawyer, has seen and signed off on your lease.  If you get theirs it has been tested by their clients many times before you got there.  

Not sure why so many investors look for a free lease online when it is one of the most important assets a real estate investor will have.
