Would you buy this House? Murder
Hello, would you buy a house that the son killed his mom and burnt the house down to flip?
Here are the numbers:
Purchase Price - $50k
Rehab Cost - $60-65k
ARV - $220-250k
There is a lot of room here, but I have never sold a murder house before and I know I wouldn't want to buy it, but someone has to do it..
Please let me know your thoughts.
Thank you.

Been there, done that, and it worked out fine. Get a big enough discount, and price it a little under market when you resell. Someone won't be able to resist the underpriced property and will look past the past.
