@Paul Honen Congrats on your purchase! Quick question, did you work with a lawyer to write up your lease? If so, how did you find yours?

@Jon Ferraiolo welcome To ATL! I too, have just moved here a few months ago and absolutely love it! Additionally, I have set goals for myself to prepare me for my first purchase. Please feel free to use me as an accountability partner as we continue to learn!

@Jacob Rickel Congrats! How much out of pocket is left for you to pay each month? Did you have to do much to the other unit rent ready?   I’m looking to house hack soon!

@Russ Loven First of all, thank you for your service! I am too also learning the basics and one of my top books that gives step by step fundamentals is BP “The book on Rental property investing”.

Now after reading this book when I hear guest on Bp podcast, I understand the terms and lingo and see how much creative options you have with real estate. Which, at first can be soooo overwhelming.

Let me know if you ever have questions as we both continue to go through our learning process!

Totally agree with @Account Closed about the mentioned books, would also like to add Bigger Pockets "The Book On Rental Property Investing."  It was an awesome baseline read on understanding the fundamentals of rental properties.

Hey @Joel German! Congrats on finishing grad school. As for FHA lenders, they tend to want buyers to have been with their current employer for 2 years. Also perhaps looking in to getting pre-approved so they can tell you anything else you made need in the future!

I’m am beginning my journey/education too. Let me know if you ever want to connect!

@Lauren Carlton that’s awesome! You went out and took a risk and it looks like it is paying off! What percentage did you get with the conventional loan?
