Since you will not be living in the property, you will most likely have to put down 20% to 25% down as an investment property. However, I have heard of some folks finding a lender that allowed 15% down. Check with local credit unions and banks.

If you do decide to move to CT, then you have the opportunity for a very low down payment. But of course you would need to live there first before making it a complete rental.

Now is not a bad time. If you are able to find a deal and know if something horrible was to happen you have reserves to cover.

got it! Yes I aim for 8%> (disclaimer i have only done 1 deal).  This is because i feel that I can get 7% or lower putting my money in an index fund with out all the headache/worry. So it does not look like much of a deal to me.
However if COC is not important, this at least gets you started in real estate investing! Side note: there are other deals were you can get stronger COCRoi with less of your money and still have reserves for emergency. But yes, if you want to be right in your Nashville neighborhood I have seen that harder to come around.

Cash flow  and expenses looks great... CoCROI looks pretty low. Why are you wanting to put down 40%?

Do not know much about Florida keys.. however, I have heard of a team in Blue Ridge that focuses on STR and has some data on their site. I have heard good things about them, but have not used them. DM me and I can forward their info over.

Yes.. I have asked many times. They should have no problem answering that. I would also ask how long the lease is for, if not in listing notes.

Property mgmt software - Innago

Marketing - FB marketplace, ZIllow, apartments.com .. also I believe if you use Avail it automatically goes to  a number of places (I realized that after i listed my place).
