Yes, very annoying in regards to wiring. Do you not feel comfortable with zelle etc.? My only other thoughts is to find a small local bank and tell them what you are looking for in a business account and see if they can accommodate.

I have heard that you are allowed to leave a FHA financed home. For a few reasons, one of them being employment change. However, you would have to confirm with your lender.

Yes, you are doing the property mgmt yourself now. But perhaps enter it in the deal as in the future you may not want to do it yourself. Also not sure where you are located but i do not see money set aside for lawn care/snow removal. In your market, who caries utilities/trash etc. ? May want to add that to your pro forma!

I started doing it myself, but after about 30 minutes and not much progress, and realizing that The 4-Hour Workweek by Tim Ferriss was showing up often, I took a page out his book and outsourced this project. So, $22 and 48 hours later, I have a list.

Keep in mind that BP promotes their books pretty regularly on the podcast (as they should) so their books are mentioned often (not to say you shouldn't read them, because you should!).

These are listed in order from most mentioned, but there are hundreds of books that were mentioned so I've only included books with 5 or more mentions...

  1. Rich Dad, Poor Dad - Robert Kiyosaki --- 135
  2. The 4-Hour Workweek - Tim Ferriss --- 62
  3. The Book on Investing in Real Estate with No (and Low) Money Down - Brandon Turner --- 60
  4. The E-Myth Revisited - Michael E. Gerber --- 46
  5. The Millionaire Real Estate Investor - Gary Keller --- 39

  8. The Book on Rental Property Investing - Brandon Turner --- 30
  9. Set For Life - Scott Trench --- 30
  10. Think and Grow Rich - Napoleon Hill --- 26
  11. The Richest Man in Babylon - George S. Clason --- 19
  12. Rich Dad's Cashflow Quadrant - Robert Kiyosaki --- 19

you can open a business account. Start by getting  an EIN (tax federal number) sole prop. Choose your bank, open a business account, use the EIN and begin running your business through the account.

I use Stessa and like it thus far. Connects right to your bank account and tracks what comes in and out. It self organizeses, but once a month I go in to make sure it is accurate and aligned to the property of choice .
