Hi Elisha! I am in Douglas County, Feel free to connect. I believe though Douglas County is no longer "rural" enough for USDA programs. However, parts of Carroll County I believe is.

Hey Lee, I am also working on my first development project. I would encourage you to make sure you have a strong understanding of your zoning and ordinances which you can work with the city on where to get this information. This information will let you know what you can and can not do!

Hey Andrew! You will want to confirm with the city all the ordinances requirements regarding building a dadu and that you are properly zone. They may have requirements regarding min sqft, frontage, height etc. and you will have to take that in consideration when figuring out cost to build as well as the future rent that you can collect. Perhaps the deal will not work with long term tenants making you forced to look at mid term or air bnb etc. Hope that helps!

@Kemi Okafor i have a property in west ga. I have started to judge my tenants based off credit history rather than credit score. Along other items "bank statements, job, eviction, rental history etc." Originally I cam in with a credit score, but I found in west ga a lot of renters do not have credit or currently building it. Nice! In your pro forma anything that you missed that came back as an extra expense or a lot higher than you thought? Did you create your own pro forma or pulled one from another resource?

I would say the most important thing is to understand what the land is zoned for. Which you can find through the city/county ordinances. If you can’t do what you want you will have to go through a lengthy rezoning process. 

From there you bring out your engineer to survey the land and you can work with your archtiet to place the properties based off the ordinances.
