The address is 5438 County Road 929, Nevada, Texas 75173

Its a a 4 bedroom 1 bath double wide mobile home on a lot and a 1/4 of land. You can walk to the lake. It's 3 properties from the lake and in the fall you can see the lake from the front yard.

it has been sitting vacant for about a year...we were living and building our mini farm and didn't have time to do 2 properties and life. So the racoons moved in and trashed it.

It needs work (roof, interior work (mostly cosmetic), some ceiling damage from racoons making holes. and garage needs torn down. It does not have heat and air; we used electric heaters and window a/C's. It is very well insulated (with the exception of the attic area...where racoons came in).

We own the property and have a friend that will do all the paperwork.

@B Reeves Wonderful job on the porch and yard. Opening up the porch, lightning up the color, and redoing the yard really makes the yard and the house appear bigger.

Thanks Chris that helped (a little wierd). I'd definitly add some color (door, trim, railings, etc), defitely block off entrance to ??? from under porch -- above ground garden bed in front of that would look nice (you could replant the hostas that is growing by the sidewalk they are easy to take care of) -- also would definitely fix retaining wall that is crumbling by sidewalk and maybe add some nice sod also . Hope to see your finished pics

If I needed the cash to secure another investment (down payment, ???) then I would consider selling. However, $25K now or $1000 month for 10 years; I'd definitely want to do the latter so I'd have to really need the $25K now.
