Making a offer for a potential deal

We have been using Direct Mail over the past 2 months with great success.

We currently have a promising lead that is not on the MLS. She is a motivated seller and we will have our contractor out there today to give us a briefing on the scope of work. This will be the first time we have pursued a property without a agent involved and would like to ask for help with making a offer to the owner. We would like to put it under a contract for a agreed amount. Is there a contract template that we can use to put it under contract for a wholesale opportunity? This still could be a flip or hold opportunity, really depends on another property we are pursuing. Any help would be appreciated!!!!!!
