My neighbor filed to evict tenants for nonpayment. The day they posted the Notice to Vacate the tenant posted on FB (public profile)  making untrue and slanderous statements about the landlord. They have a scheduled court date for petition to evict should the landlord use the FB posts as a document?

We found a mls with a sales price that was too low to get mortgage on and needed work. 2 mobile homes on 2 lots $28000 asking price. We made offer to realtor thst we'd buy it on a rent to own because noone loans that low and we'd pay $8000 down and he talked with seller and she accepted.  You never know till you ask.  Good luck.

If your intetest is investing in mobile homes there's lots of great reads here on BP.  I also recommend filling out your profile and introducing yourself in the new member forum.  See you around BP

Thanks @Joshua Dorkin great advice.  This will greatly enhance my BP experiences.

the amount of taxes owed greatly exceed even the tax assessed value; so the county wouldnt accept less to start receiving money?  And i understand after purchasing the right of redemption period before you can file for deed if not redeemed.  Just trying to find ways to invest that will also bring up property values in our neighborhood.

@Joe Gore so if I inquire about it then theyll put it up? Neighbors say its been vacant for over 15 years same as taxes owed and no new address of owners- how far behind before it normally goes to tax sale 15 years seems a little slow to me.  Thanks for initial response.

Theres a vacant distressed property that no one has paid property taxes on in over 15 years the taxes due are more than the value of the lot and the home probably needs demo'd.  The owners listed address is the address of the vacant property.  Question:

If I approached the tax assessor with an offer to purchase the property for less than the value of the lot (in resale condition) would they wipe away the taxes owed and sell it to be able to start collecting on that property?

@Scott Stevens being a landlord has nothing to do with tenant mindset - it's your business and you should never let it become personal.  Its more of a landlord/owner mindset that needs to be established before renting otherwise just doing it will teach you what you are doing that works, what you are doing that doesn't work and then you'll readjust your mindset and/or decide that landlording is not for you.  Hope this doesnt come off as rude-so not my intention. I've just learned  landlording by doing and had to take a hard look into my own mindset-and decided it wasnt my tenants faults that they were horrible it was mine because I gave them the right to be there. Once I changed my mindset I now enjoy landlording.
