We have just one rental tenants know we own & our also the landlords and make checks out to us.  Ownership is documented at tsx assessors office and is public record so if you own property people know where you live.  This is our firdt and only investment so far.  Just be upfront about everything pertaining to the rental agreement you are getting into with them.  #1 Our first mistake was allowing our first tenants to make a deal because they didnt have deposit.  -Lesson learned if they are trying to make deal to get into property move on to screening other possible tenants.  As long as your rental is priced right a good tenant will have all the money they need to move in as well as adequate income to pay rent in full and on time.  Another red flag we encountered were those that said "we have to have another place by ..." (within a few days)- not good you know when your lease is going to be up. - a good tenant would have already had a place and be all but moved in. Treat it like a business and good luck.

@Paul Timmins, @Devan M. @Dmitriy Fomichenko thanks for taking the time to offer your advice.  Just finished reading the beginners guide per pauls suggestion and will definitely follow the rest of the advice the three of you have given.  

Thanks for taking the time to put this guide together.  Very informative.  I love the fact that you placed links that coincided with each chapter-makes it easy for one to become more educated on those topics.  Two thumbs up!

SFR rural - average rental for area. When we first started renting we had horrible tennants. We finally figured out it was our own fault. Once we figured out that we needed to treat it like a business instead of personal endeavor we changed our mindset. We charge first and last month upfront, no rent increase, pets welcome, and we provide lawn service and we only do month to month. We haven't had problems with keeping tenants in over a year now. Previous tenants stayed right at year and within 2 days of them moving we had new tenants moving in with a small increase over what the last were paying.
