@Valentina Naumenko Gift cards to Amazon or their local restaurant would be nice. You could also buy them something small, like a house plant or candle. Along with a small gift, I suggest adding a handwritten thank you card as well, to show your appreciation for them.

1) Our application fee just covers the cost of tenant screening, which is $35; we do not make a profit.

2) The fee includes a credit, criminal and eviction check. 

3) Since we collect our applications online using a software, the tenants pay the fee online and we directly receive their screening reports. 

Like most others mentioned, I too suggest having at least two sets and washers and dryers for your 11 unit building. In case one of the machines breaks down, your tenants will at least have one other set to use for their laundry. I agree with @Lynnette E. having storage lockers in the laundry area would be a really good idea. 

@Sam Leon These marks were definitely left by a curling iron or a straightener.

I too think @Patricia Steiner has put forth a lot of valid and helpful points, that the most expensive components of the property need to be looked after; that will save a lot of time and money in the long run.

@Brian Ennis We charge a one time, non-refundable pet fee - most landlords usually charge anywhere between $50-$500 for pet fees, which you can use for any damages. You can charge this fee, depending on the amount of risk presented by the pet. Additionally, we charge a small monthly amount for pet rent, where you can charge anywhere from $10-$80 each month. Pet fees (whether one time or monthly rent) are not legal in every state, so I suggest you refer to your state laws as well.

@Eric OConnell The only concerns that you will have with rabbits as pets in your rental property, is that they tend to chew wires, carpet and trimmings, and also strip wallpaper/peel paint. As long as the pet is supervised and caged most of the time, I don't think it will be too much of a hassle. I suggest charging a one-time, non-refundable pet fee as well.

@Jason Reece If your cleaning fee appears to be high in your research with comparable properties, then I would definitely only pass on the $175 cleaning fee to your guests and not make any profit on the cleaning fees. $260 dollars does seem pretty high for cleaning fees in my opinion.
