I agree with @Aaron K. Wet mopping can cause your wood floors to swell.

This will also depend on several other factors such as the features of the range and also the brands that you may be considering. So, I don't think it's easier to ascertain which will be cheaper simply based on the size difference.

We consider rent paid on the actual date that the tenant initiates their electronic payment. Depending on the software you may be using to collect rent, it usually takes at least one or two business days for the money to be deposited into your bank account.We do not take into account this processing time.

@William Huston I think putting in stainless steel appliances is a good idea. I know of some landlords that charge a slightly higher rent, about $25-$40 a month extra, for their units with SS appliances. These appliances have that 'wow factor', tend to attract better tenants, and make the unit easier to rent as well. Also, if you decide to sell your unit in a couple of years, buyers really tend to like SS appliances.

@Mikel Kaubfa To advertise your rentals, I suggest posting on realtor.com and apartments.com. Facebook marketplace is also a good option that is gaining popularity these days.

@Dustin Mitzel If it's not too much effort for you to put in a few key pieces of furniture, I would definitely recommend staging your rental, even if you are not renting it out furnished. It gives your tenant a good chance of envisioning themselves in that space. Also, this way they do not end up misjudging the size of the space. In my experience, staged pictures really help bring in more applicants too.

@Eric Malone I agree with what @Mike McCarthy stated. If she's making good money and has reasonable proof of it, I would keep her as a tenant, because honestly I don't feel like Instagram influencers are going away anytime soon. I too recommend asking about the collections though.

@Account Closed mentioned, it really depends on your market. Personally, I feel like people nowadays tend to prefer open kitchens. They're naturally brighter, are more ventilated and make the space look bigger. 

@Anil J. I honestly don't think your tenants are going to bother to maintaining the pond. I would get rid of it.

@Reuben Rodriguez I too would recommend LVP flooring. It's easy to maintain and clean, making it very pet friendly.
