Which assets in a home do you always make sure to follow the manufacturers recommended preventative maintenance schedule?

    Think about the 4-Point inspection:  Roof, Plumbing, Electrical, AC.  Those are the most expensive components of a property.  An annual inspection of a roof is a must. When roof shingles get about half life, it's a good idea to seal the shingles with a clear roofing sealant to preserve them and the wood beneath.  Plumbing...the insurance industry reports that a leaking toilet results in an average insurance claim of $65k (flooring, cabinets, drywall).  While toilet parts last about 4 years, cleaners can shorten their lifespan. A $20 replacement kit you can do yourself in 5 minutes is a no-brainer once a year.  AC...are filters being changed? I've seen some that had a life of their own.  It's the number one cause of shorten life and leaks. Also, keeping drain lines cleaned annually prevents leaks.  

    Think big ticket so your hard earned money - and your investment - are protected.

    (Yes, I am my father's son...you can do all of this yourself - or inexpensively by a handyman).
