I suggest using Innago. The platform is integrated with Smartmove, so you get all your credit, criminal and eviction reports directly from TransUnion. Plus the software and screening features are free for you to use, Innago charges your tenants directly for screening reports.

@Greg Stock Since you have less than 50 units, I suggest you try a free property management software. I highly recommend Innago, since it will help you track your tenants payments and expenses - http://innago.com/ I hope this helps! 

@Roy Copeland I suggest that you look at a couple of other property management software options before making your decision. Since you have less than 50 units, I think a free software should have all the features you are looking for, instead of paying for one. Finding the best software for you really comes down to your personal needs and what features you're looking for the software to have. There are a few sites that do a good job of comparing different property management software companies, while giving you a chance to look into customer reviews. @Vanessa Zamarripa I think the tenant should be entitled to keep the machine, since they bought the machine and had it fitted at the property. 

And I agree with @Mike McCarthy I'm sure it will be a hassle for the tenant to take the washing machine with them once they move out, so they might be pretty willing to have you buy it from them. It also saves you the time and money of purchasing a brand new one and having it fitted at your property. Plus, you can score a good deal on the washing machine.

@Shaun Burns I think the most important thing here would be to give them a notice of termination well in advance. Most states require a 30 days notice, but some states might have other restrictions. I would say be sure to check your local and state laws for your notice requirements.

I just wanted to let you know that if your tenants pay via ACH / eCheck, it is only an additional $2 per transaction for them. And if you'd like to pick up these fees for your tenants, we can make that change as well. Feel free to reach out if you have any questions and I'd be happy to help!

Hi! I'm Sharlene and I work with Innago. You mentioned that you wanted to know the transfer times for payments. So the first time your tenant makes an ACH payment via Innago, we hold the funds for three business days. But after their initial payment, we take just one business day to transfer the funds to you.
