Post: Is Ladson, SC Good for Buy & Holds?

I'm a Realtor and investor from Summerville currently purchasing an investment in Ladson.  It's a great rental area.  As long as the numbers work, I wouldn't bother investing in other states over here.  The taxes are higher here but at least it is local to you and you won't have to pay higher prices for having contractors work on things you can take care of yourself.  I've owned properties out-of-state before and always hated paying a contractor to have to go fix something that would take me ten minutes and pennies if I weren't so far away.

Are you here in SC long term?  If not, then I suppose it could be just as beneficial to invest out-of-state right now.  If you're going to be a landlord from a distance, I highly recommend hiring property management to assist you.  My agency has an in-house property management team with a 24-hour maintenance crew, so if you're looking to go that route I'd love to introduce you to them.

I started on the podcasts as well.  Such great information, and I would listen to them while I cleaned, while I drove, while I worked out, whenever I could.  Welcome to the BP forums.  This is an incredible place to learn and grow, as you'll soon find out.

I'm also in SC, but in Summerville.  If you ever decide to tap into the rental market over here, let me know.  I'm a realtor and an investor, currently purchasing an investment in Ladson.  This is a great area for rentals.  My agency has an in-house property management division that is running at less than 1% vacancy.  If you ever want to talk rentals or run numbers, I'd love to help however I can.  Enjoy the podcasts!  They only get better as you go on.

If you ever decide to invest in Charleston, SC, I'm an agent and investor, and love working with other investors.  If you look up information on Charleston right now, you'll see that we have an incredible market for buying up rentals at the moment.  Let me know if you're interested and I'll send you more info.

I know an excellent agent out there.  I purchased from her recently.  Her name is Kara Kato.  She's an investor and agent and her family does flipping out there (her father works in construction and contracting).  She buys from auctions and is killing it in that market.  Definitely give her a shot.  I'll pm you her contact information.

What part of Baltimore are you from?  I was born in Essex and still have family in Dundalk.  

I am a Realtor in this area as well as an investor, and I do buy & hold.  I can help you out if you decide to go farther West.  I am in Summerville and try to focus my investing in Summerville, Ladson, North Charleston and sometimes Goose Creek and Moncks Corner.  It sounds like Troy has you covered closer to the beach, but if you decide to come farther inland to these areas, don't hesitate to contact me.  I'm happy to help.  

I have two children, and decided to buy our primary residence in Summerville.  Dorchester County is known for having the better schools in this area.  We originally looked in North Charleston but decided against a great property there because it is outside the DD2 school districts that I wanted.  I can't speak to the schools in Mt. Pleasant or West Ashley, as I don't know enough about them.

I would talk it over with your home inspector and ask them what the risks are and for their professional opinion.  Some inspection agencies have engineers in house that can review the issue for you as well.  I wouldn't give up on the house though.
