Welcome!  I was born and raised in Delaware, but now live elsewhere. I did a foreclosure/fixer upper in Milford back in 2011.  I look forward to hearing about your experience.

Thank you both!  I have plenty of eligibility left in that case, as our original home was a foreclosure/fixer upper so the loan wasn't high.  We are currently looking in SC in the 200-300k range, so we'd have plenty of room to work with.  That's very helpful!  I hadn't even considered refinancing with a different bank, so that is also an option.  Thank you both so much!

We currently have a VA loan for a single family home in Delaware. We have rented it out for the last 4 years, but are now moving to South Carolina and want to buy there. We need the VA loan because we don't have enough cash for a down payment in SC. The SC home will be our primary residence, but we are going to rent one of our rooms out to help pay down the mortgage or save for a future investment (haven't decided which). My question is, what are my options with the first home? We have it listed for sale, but I'm wondering if we are able to keep it as a rental and still find 100% financing on our new home. Do we have to sell the first home in order to use the VA loan again?

I am wanting to take out a $6000 loan to remodel the master bathroom in a property I have for sale.  Potential buyers are turned off that the master bathroom doesn't have a shower.  My father is a contractor and will remodel it for a good price, but I need to come up with the money to pay him in a timely manner.  Any suggestions on where to get a loan this size for a low interest rate?  I've called a number of banks and the lowest rate I'm finding is 7.99%.  I'd really like a lower rate as I intend to pay it off as soon as the house sells, which hopefully will be in the next few months.

Thank you!  It was a foreclosure that we lived in and fixed up, then rented out for 4 years, and now want to sell to free up our money to buy in a new location.  I'd love to tell our story.  Where should I make that post?

My goal is to sell our house in Milford, Delaware. It goes live on MLS tomorrow, so wish us luck! This is the first property we have ever owned and our first sale, so a big learning experience for us.

Welcome to BP! 


My family and I will be moving to SC in a few months due to a military PCS as well.  Are ya'll at Joint Base Charleston, by chance?  What's your plan for the area?

Our intentions are to buy asap, then live in and pay down the mortgage by renting out a FROG unit.  We will either sell when we PCS from Charleston, or hopefully turn it into a year-round rental property.
