Investor in Northwest Florida

Relatively new investor looking in the Northwest Florida, Pensacola, Milton, Pace area.  I am interested in conservative buy and hold investing in single family homes for long term rental income and equity-building. 

I started investing in 2010 on a part-time basis and currently own two successful, cash flowing properties.  I have funds available for further investing and am in the market for buying an additional long-term rental or two. 

My full-time job is active duty in the military.  I currently live in Monterey, CA temporarily but am looking to continue investing out of state in a better rental. market.  I've lived in the Northwest Florida area for several years and have familiarity with the local communities and market, but am open to good opportunities or partnerships in other regions. 

I've stayed especially busy with my full-time job after my last purchase in 2014.  I'm in a position where I have more time available and am looking to get back into investing in more rentals. Even though I have a small amount of experience, I'm always looking to learn more and make every new deal better than the last.  I've been listening to the BP podcasts for a while and am excited to keep learning from the wealth of knowledge in the community.
