Great Deals...little to No Money!!!

Hello all,

Its been a while BP family. 

It sucks when your resources are low and you find some awesome deals. So i was looking at some homes last night and did a little research on the area (as far as buying and selling is concerned) and came across a good bit of properties. These are bank owned for 100k to 140k. The homes ARV are all over 210k. Thats the absolute least one would sell these homes for. I of course looked at the comps and my mind was just blown. You know those great areas that have some homes that are vacant or repossessed by the bank and sold at a really low price comes only every 6 months it seems like. But when you find them you better move quick because a smart investor who knows the area will come and snatch it up very quick. Well thats my current dilema. There are at least 3 of these properties in the great areas with awesom comps. I would really like to find 3 investors and partner with them so that i have all three going at one time. To find these 3 wonderful investors how would one pitch the idea of becoming partners on the property? I have yet to flip a property and want to be sure i am doing everything properly. Any advice is much appreciated. Thanks in advance.
