Hello Everyone, 

I just read something that is so completely awesome to me. A home went for sale in June 2016 for $799,000 in San Diego on Island ave. This home has 3 bedrooms and 2.5 baths 1900+ sqft and  new construction. The house was built in 2016 and the total construction costs were said to be $280,000. By the way I read this in the news online and had to do my own due diligence. I found that the house went under contract August 4, 2016. The best thing about this is that the home was built using shipping containers that can break down into 6 different parts to move to another location. How awesome is that? What do you guys think? I was looking to by some land in San Diego, California to do this myself just not so big but to know that i can make a large profit from it is completely worth digging in a little more. I invision a lot with a few single units on it. I am completely mind blown. I've been wanting to do this for years. Wow!!!

Hello Jerry,

As another investor stated above be careful with what you put on social media. You never know who is lurking. However in response to use your post, do not put all of your eggs into one basket. If 2008 market happens again then you could very well be out of luck. That's not smart. So I recommend that you diversify. Start a property management company and get multi-family units as well as single family homes, consider Air BnB, and maybe even find some partners to JV with. I'm sure most of what I recommend, you know already. There is one thing I truly believe that REI should understand and that's investing in more than one avenue. Especially new investors. You already want to do that and that's spectacular. So when looking for other ways to grow your money, have you ever considered tax free investments such as FFIUL? It's a pretty good strategy for REI because its rather safe and they have the ability to over fund it with a portion of the profits from their deals and make a great return quicker than some other forms of investing. That's what I am doing personally. If when you get your profits from a flip and put it ALL into your BANKS savings account or hurry to find another project then you are missing a very important key to investing as a whole which is knowing how your money works. I work with a financial services company that does free financial education classes to the general public and teach basic 9 to 5 working individuals to do what I just told you. The issue is the lack of proper financial education for most people. Feel free to reach out and perhaps someone from one of our offices in your area can help you come up with more options.

It's so important to have a proper goal when working towards retirement. Real estate is a great vehicle to do it in ten years but with no structured plan the 20 years could come quicker than the finances. I will send you a PM.

I recommend you listen to BP podcast. Learn as much as you can. Look for a deal and work it like you have all the money you need. Go look at properties, look at comps, talk to Realtors, talk to contractors. It's ALL ABOUT NETWORKING. This is not a task to do alone. Please send me a PM.

It's best to talk to the association before making any final decisions. If you bought it through a realtor then you may want to ask them why this information was not disclosed. All Realtors have fiduciary obligations to their clients. This is something that investors would normally find out when they do their due diligence but hey we all mess up sometimes. Learning is apart of the job description when it comes to REI. I hope this helps.

oh wow,

Thanks so much guys. I plan to be in San Diego in August for a week or so. I hope they have a meet up when I am there. As far as resell, I rather rent it out when I buy my own SFR. I never thought of looking on Craigslist to find space for rent. I will definitely do that.

Hello Everyone, 

So being in the military has offered me many great opportunities as far as seeing the world is concerned. I have been everywhere but decided to settle in San Diego California area. 40 miles out is where I want to reside. 

I am not one who wants the biggest house and biggest car. I rather use those funds to travel. Being in the Navy, on Large Navy vessels I have come to understand the art of "Pairing Down" and using only what you need. I personally like the smaller space. Less to clean 😉

I say all of this to get to the point of, how would you guys go about asking someone if you could use their land to park your Tiny House? I can't buy the land and live on it. I can't just park wherever I want and an RV patk is to expensive. What would you offer the land owners in return for parking your home there? The home would be 100% self sufficient. 

I will be departing the Navy January next year and will be paying a mortgage in Maryland. Only partial because my mom will be paying parts of it. (I really got it for her and my 2 little sisters although we all currently live in this house) I definitely don't want another mortgage and do not want to pay to much rent. Any suggestion is appreciated. If you know anyone in or within 40 miles of San Diego and would be willing to allow me to live on their land please let me know.

Instead of thinking on a large scale start off small. That's where most start anyway. Take a step back and look at your process. Have you realized that you first need to figure out who you will have your mortgage with? Then find a realtor you like. And the area you want to live in. And if you even have enough money to invest. If so how much and how will you make money off of what you spend? It's a bit more that seen the end first. We all wish it was that easy. However, this can and is very very fun. 

When I first got involved I put on my Profession REI cap on. Meaning, although I had no money I acted like I did. I went to look at houses that were abandoned or had signs of being forclosures. I contacted contractors to get pricing, I met up with local professional investors, even went to home Depot to price things I wanted to place in a home. The first step is the small ones. You will get comfortable and ready to invest soon. You and your fiance will do just fine but you must do one thing first. Take one small step.
