Hello everyone. Its been so long since I last posted on here. 

Sooo, I have a property in Baltimore County (21227) that is just not selling. I am at the lowest possible price I could offer for the home. I seriously can't go any lower on the price and its not ideal for me to put more money into it just to "hopefully" get the price up. 

I heard that there is some governmental things going on over in the DMV area that is affecting jobs. That may be why its not selling along with some other things. 

I rather just get rid of the house but I dont have 20k to bring to closing. My options are seller financing, lease to own, and buy and hold. Id rather seller finance it to another investor since I wont be local. 

What are my other options? 

What would you do?

Hello Everyone, I'm learning Facebook Ads right now. Before I start charging I need to find a business that is willing to let me experiment with what I have learned. Just pay for the Ads, I wont charge anything.

I am trying to get a feel for the Colorado Springs Market. It looks great for a seller. My husbamd and I saw a house that was on the market for 1 day. It was 210k. We put in a full price offer that day. They counter with 215k and we accepted it. Ummm. idk if im missing something but currently Colorado Springs sounds like a hot market. Or Did they lowball the offer, Is it due to the weather change, Maybe the market is going up because Denver, CO is going up. I am curious to know what is happening. Id love to rehab a house and sell it full price or more in the first week. Houses go on the market and get snatched up very quickly. I cant imagine a decent house in a decent neighborhood sitting for 30 days. Are there any investors in CO Springs that can help me piece this bit together. I would like to invest but dont want to get caught up in an economy that operate in its own set of rules, i.e. High peak and low peaks sparatically through the year because of some weird job shift. Idk I am making up something. Just trying to help you understand where I am coming from. Thanks for your help.

Hello everyone, 

My question is pertaining to a statement a friend of mine made while discussing his bath and kitchen remodeling company. He said he hates taking alot of time picking out floor type and tile types and pain colors and what not. He said his job is to do the remodeling and with him having more than one client to focus on, the design consulting takes up time from his regular duties.

So with that being said what do contractors do for the clients design needs? 

Do you help the clients figure out what they "like" or do you expect them to know  what they want before they contact you?

I ask these questions because I really enjoy the design side of remodelling a home. I would like to get in the door but trying to figure out the best way to do so.

Hello,

I'm an investor looking to get some stats on Rome housing rental and for sale market. (Please excuse my verbage, I'm tired... lol)

My grandmother is giving me her house and I don't want to keep it. Im trying to figure out the best options for handling it. I've even considered giving it to someone who needs it. Thanks for your help everyone.

Brent Coombs, I personally believe their not more popular because it's different. With different comes risk. No one wants to take more risk. I do admit that I do not know all of the logistics behind this home but just to see it actually go under contract in the middle of a well established neighborhood is awesome to me. 

Thanks for the feedback. San Diego is an interesting area. If the home was smaller construction costs would be down but the profits in my opinion would still be close the same. Maybe they did more work than they needed to. Not sure if love to talk to the construction men.

Brandon Blankenship, it is indeed. Have you ever researched shipping container houses. 

Brandon Booth, I would love to get a project financed or have a partner with this one. It's amazing that all it takes is a brave few to get things up and going for others.
