Does anyone have any attorney recommendations for the Palm Coast/ North Florida area who specialize in real estate, landlord/tenant, and eviction issues?

Hi Sydney - If it's a question of legality you should check with the town's building department. Some towns do have ordinances in place that make it a violation place stoves in basements or attics. You might also want to check with them on what is required to turn that space into a studio apartment as well.

Good advice Nicholas. I do something similar with my units. I had a lot of no-shows or rescheduling when I first started looking for tenants. I have all prospective tenants fill out an application first via email before anything is scheduled. This weeds out many of the window shoppers or not serious applicants. I'll then set up specific dates and times for tours. I usually like to get as many people in at one time as I can. It creates more urgency when prospective tenants see multiple showings happening of the unit at once.

Is this a home you're trying to purchase? I don't know any lenders that would issue a loan to a home in that kind of condition. Major repairs would need to be done. Maybe a construction loan?

I agree with @Brie Schmidt, Commercial loans also look at the income produced by the rentals as a factor. 

You could also try using private money loans

There should be some record of who is making tax payments and their address. If you already have next of kin info you could use skip tracing services to get contact info. I read once that you could also try putting a for sale sign on the property that has your phone number on it, eventually the person who is caring for the place will see it and, boom, you have contact info. How effective that last option is, who knows lol

This link connects to Oregon's COVID-19 Eviction Moratorium rules. Check to see what limitations are still in affect. If you are legally able to, begin the eviction process for this tenant. If not, try the cash for keys method. You can also try speaking with the tenant to see if they are willing to agree to a deferred payment plan.

I’d still attach her to the lease for the time being since shes staying for longer than what would be deemed a “visit”. Usually any person staying for longer than a few weeks. Most standard leases have a “guest” clause so the mother would still be liable for any issues the daughter caused while staying with her. Double check to make sure your’s does. You may deem that to be sufficient as well.

Echoing what has been said. Local banks can be a strong area of focus. If you are able to build rapport with them this could be a big benefit down the line if you need loan options as well.
