@Nicholas Jose yes or you can just deduct whatever the interest amount is to the rent due on the first month of the new year

A viable option for sure. I know Redfin isn't bringing on Agent Associates right now with the COVID-19 pandemic, but it may be a good time for you to get started on your licensing courses with the hope that they'll start back up once you complete them.

Hi Tanner -- welcome to the world of real estate investing! North Jersey is a big place make sure you narrow down you search to a few specific markets. This will make analysis so much easier for you. Also make sure you get started on getting pre-approved right away if you haven't already. It will give you a better idea on your budget and make "pulling the trigger" faster. The easiest thing might be to build the cost into the rent price. Check out your local regulations regarding that.

Virtual is the way to go for now. Pictures or videos are you best tools to keep everyone safe. As someone else suggested if they are further interested you can set up a lockbox for the property after you screened them, assuming its vacant.

I would suggest consulting an attorney about what possible next steps are in this situation. She still owes rent if she hasn't left the premises.

So long as you aren't violating any local laws or regulations that may have been implemented before or after the outbreak you could charge for "sanitation" as you mention, it'd be similar to a clean out charge for a normal move out situation I'd imagine. Based on their blunt response to your inquiry, I'd imagine you'd probably open up a can of worms by doing this however.

Whatever works best for you. Keyless entry is usually more expensive, but a bit more convenient. It will also help avoid issues like tenant lockouts a bit more however you may run into more technical issues than with a standard deadbolt.
