Yes -- since it is still your home you can draw up a rental agreement that states your son's responsibilities in return for being able to live at the property.

With the economy in an uncertain state what are some steps you are taking to reduce your expenses on your rentals? Are you negotiating utilities with tenants, speaking with your insurance agents, working with your lenders to renegotiate policies and rates, or is there something else you may be doing or considering?

I think this is a issue unique to those properties and it is not reflective of building quality in Florida. If the houses are a total knockdown or unable to be habitable that is the only reason I can see this happening. 

I am in a similar situation but I manage my own properties. I was going to try a "cash for keys strategy" as well. I would rather pay them to leave than wait for the courts to sort everything out. It's a shame too because I would have been willing to work with them if they had chosen to be an adult and speak to me rather than just ignore my calls.

@Jeffrey De Los Santos Glad to hear you got the place rented! For those of you still wondering people are still renting.  Typically in tougher economic times you actually see a larger surge in rentals rather than people looking to buy a home. It's often viewed as less risky. You're seeing some rent prices go up and others go down but that all depends on your local market.

Depending on the local market I think we may see more deals emerge towards the end of this year or beginning or next. Those sellers who are refusing to lower prices may get more desperate when the buyer pool relaxes.

@John Teachout Based on my understanding it applies to all tenants Section 8 or not. 

Gov. Murphy announced today that he has signed an Executive Order that will allow tenants to use the security deposit as a rent payment. Curious to know everyone's thoughts on this and how the EO will effect your business?
