Having lived and worked in the Warner Robins area, I agree Macon is NOT to considered a military town. You really need to know Macon in order to safely invest there. If you're looking to stay close to Robbins AFB, then Warner Robins, Byron, and Perry would the options for you. In that order.

Having grown up in the Phenix City/Columbus area I highly recommend you know Columbus before you decide to invest in the city as well. Although it is FINALLY making some updates, it has many areas I would be cautious of as an investor, but it's doable.

I highly recommend you consider Columbia/Charleston, SC if you're looking for military towns with a lower cost to purchase. If you're looking to stay in GA, the outer, outer skirts of Atlanta (the market is scorching hot right now) and Augusta.

The best deal that I've closed to date, would be one I found on Bigger Pockets in 2018. May 2017 I made the decision to leave corporate America and be a full time Real Estate Investor. I started off doing fix and flips, learned a lot made mistakes and improved. In the beginning of 2018 I was introduced to tax liens and deeds as an investment avenue and changed my strategy at that time. While doing research on how the entire process by reading posts and posting questions of my own, I formed a strong relationship with a great educator in Alabama. One year after making my decision and coming off of a very long and trying flip, one of my posts caught the eye of a gentlemen who's family had relocated across the country. They had a SFH that was a serious headache and financial burden to them, that were looking to get rid of immediately no matter what. They offered to give it away and I jumped on it! Completed all the needed items for transfer within 10 days and I owned another home. Though home needed work and I was fresh off of a rehab project that change my investment strategy forever so I held it. I worked on other projects, dealing with life (homelessness, divorce, and decided I miss technology so a new career addition). I decided to go in to IT and needed to gain training, but fund were very limited at this time of my life. I moved to California to train full time and start life over. A year later I decided to put the house on the market, I had did nothing to it expect take pictures since the day I owned it. Two months later it sold as is ( city fines and all I did not cut the grass and needed to pay the current years taxes). This sell changed my life! The funds allowed me to pay for the training which open doors for my current job that I'm grateful every day (got it during Covid's highest impact). It also provided me funds to live (rent, food, take industry required exams), move, and complete other tax deed deals. Real Estate is a life changing blessing.

@Jamie Psmith I'm not sure about adverse possession of land, but this is tax deed that is occupied so my issue has been getting legal possession of my property. Every lawyer I've been referred to has nto been able to help. I'm still working on this and my time is running out.
