Do you provide lending options? I have two that are free and clear, cash flowing that I'm looking to tap into some equity to purchase more rentals.

@Juan Quezada I'm a broker in Fayetteville, NC. We have one of the best cashflow markets in the country. Historically we have poor appreciation, though I even expect that to change over the next decade. I would love to tell you more about it on a PM. Let me know!

I hope you're right about a change (positive) coming to Fayetteville.

Kind of late to the party- but I am looking at purchasing a house via online auction. It states the seller will "pay delinquent property taxes and any delinquent HOA assessments in accordance with the applicable Purchase Sale Agreement."

It also had a title report for bidders to review. The property had mortgage recorded in 2009 and has a senior 90k federal tax lien from 9/7/2010--- per this clip from the IRS website, and it being over 10 years, would that mean I'm safe?! This is a first for me (buying online auction). I may take title report to title company for them to review and advise. (I have NOT placed a bid yet- still completing due diligence).

@Jay Hinrichs what's your advice on this one?

@Binh Nguyen Yes you can, if it is vacant. That is a good way to take possession of the property. I would not go full into a renovation though with a tax certificate as you will only be covered (legally allowed to recoup and charge interest) on property preservations that you make. All else was charity until you get a title. @Denise Evans can correct/update me on areas that might have changed or if I'm mistaken.
