Or is there any recommendations for lenders that you know, from experience, who will get a deal done. (Again long term money no fixing no flipping, all properties are rented up)

So is Lima One a good resource for Alabama long term lending? 

Those that have had success what were the details for your deal(s)? I want to be sure that we present a strong packet as we currently have a duplex under contract. Also two town homes in NC and another MD.

@Denise Evans I working with the homeowner who wants to keep their property. They sent the affidavit in Aug certified mail and it came back to them, undelivered. No answer when they called. I believe the city/county said 40 days as well.  Not sure what more we can do so hopefully, when we go into the office this week they'll allow the homeowner redeem.
