Step number one is to leverage those properties to get the capital to acquire more. A paid off properties is just equity sitting there idle.

A new sink isn't that expensive to do, and undermount is nice to have. Some countertop companies will include a sink in their pricing. If you're doing the counters, might as well do the sinks.

There is nothing wrong with a septic system that's working well. A system that's working well does not need constant pumping. As the buyer, you'll want to have it inspected by someone you hire, not by someone the seller has paid. There are some solid companies that use cameras to do a very thorough inspection.

Their nationality matters due to various tax treaties. Canadians investing in the US usually use a LP structure vs LLC. LLC sets them up for a double tax scenario. An international tax specialist would be able to add more.

Ottawa has really picked up after a slump. The drivers in the GTA are solid, and the market has recovered after the Spring 2017 drop.

Referrals are the best way, especially when multiple people can vouch for the person. I've done a bunch of interviews with out-of-state investors who talk about what they look for.

You'll find your equity grows much quicker doing multiple good deals rather than paying down one. For long-term single family homes, I don't really care about mortgage pay down. The growth over the next ten-fifteen years is what matters.
