Flooring Types For a BRRRR

Looking for some advice for a rehab I'm about to have underway for a BRRRR (Buy Rehab Rent Refi Repeat).

For those doing buy & holds what do like to use for flooring? Tile vs Hardwood vs Vinyl. Trying to keep it budget friendly while still maximizing value. This is what I’m thinking

Bedrooms: Carpet

Basement: Tiles ( I figure if any water leaks down there its easy maintenance)

Kitchen: Tiles

Living/Dining Room/Stairs:Hardwood

Vinyl plank through the entire house except for bathrooms. Makes the house feel bigger.  I never put carpet in my buy and holds.
