If the seller is willing to finance, go for it as long as the terms are market. Your HELOC will be free for your NEXT property.

It was adding an accessory apartment in a bungalow. Refinanced after a year and a bit to acquire anther property.

A typical JV is 50/50 if one partner brings the capital and the other manages the asset. This, of course, varies based on the situation. One thing I do see is the operations side often taking less than they should because they don't realize their value in the equation.

If you're able to take that new "free" time and raise more capital and increase your deal flow, I would say it's a wise decision.

It all depends on your goals. If you're looking for cashflow, then you could sell and purchase a number of properties in a less expensive cash-flow type market. Think hard about where you want your real estate portfolio to be in 10 years, and make decisions based on that.
