Excellent question. I had a similar dilemma when i have seen BP posts. What i do typically is read a book related to the area i would like to gain knowledge on and then subscribe to the similar forum category. Having already gained some knowledge helps follow the discussion and get insight.

Residing in california, I own out of state properties. You are right at times the costs are high. But when you cannot find the return at the place you live you have no option. I make sure that I select right property manager and would account for a expenses up to 10% while analyzing the properties before buying them. With these higher % of expenses if the numbers make sense I would buy.

Good to hear that you are staying positive in a tough situation and trying to make the best of it.

You are thinking on the right lines. You can buy a MF and house hack one of the units. Regarding buying with your friend, I am not sure about his situation. Whether he is going to occupy one of the units or be a partner with you. In case he needs to partner with you to form the entity you need to contact CPA. The downside is for brand new entities, loan sanction would be tough.

Yes, that's what I have done and would suggest. Your Inc will not have credit history for banks to approve loans.

You need to check with a mortgage broker on this but based on my experience banks have just looked at past couple of months of pay checks for granting the loan.

First of all kudos to your big thinking and appetite for knowledge at such an young age. Early start off will definitely pay big down the line.

Here are few steps to get started:

1. Read Listen Read Listen - Books/Podcasts - Business and RE related and get the mind set

2. Pick a location and a niche and analyze deals on daily basis

3. Network Network Network - search for meetups around your area

4. Get your finances right, start planning about that first down payment you are required to do

5. Do the deal

6. Improve

7. Repeat!
