Post: Tampa Multifamily Offer Price Question

Hello All

I am analyzing a 6plex property in Tampa, Florida.

Asking price is 700K. Current rents are 4800 and there is a potential to increase the rents up to 5400 monthly.

Sellers 2015, 2016 expenses were too high based on the schedule E as there was lot of repair work done.

If I have to calculate price at least for 6 Cap based on 2016 expenses, price is coming to 350K. Can you please suggest what should be done here?

Should I place offer at 350K based on previous years NOI or since there will not be so much maintenance work needed and potential to increase the rents, should I place an offer on pro forma which comes to around 450K?

Thank you for all your responses! 

Here are more details. I am looking for 5 to 20 units for a price range less than 1MIL and cash and cash atleast 10%. It will be a passive investment with buy and hold strategy for cash flow purpose.

My current RE experience is in SFRs and multifamily syndications.

Hello All

I own a condo in bay area which I am trying to sell now. The issue is owner to tenant ratio is below 50% per HOA. When I purchased the condo, it was tough for me to get conventional loan so had to do hard money lending.

Now that I am planning to sell the condo I am having the same problem again. I am not sure if investors would be interested to buy the property. I can always rehab the property and sell it to folks who can reside at the property but I am checking to see if you can suggest any creative ways to sell the property as-is without any rehab?

Hello all

I see Indianapolis as strong cashflow market. However i am trying to understand the typical vacancy of the properties as well.

I have seen many houses out for rent, has it become tough to lease now a days? How is the rental market in Indianapolis currently? How long does it typically take to rent a 3BR 2bath home in zip codes 46226, 46229, 46235?
