Hello All

I understand that in general there is a 6 month period to close the replacement property. However if i sell now is there any restriction on closing the replacement properties before end of the 2016 tax year?

Hello All

I understand that once the 1031 property is closed, 3 replacement properties need to be listed within 45 days and one or more among them need to be bought in 180 days. 

My challenge is i am going to buy 2 SFHs and if there is a situation that arises that i cannot buy any of the 3 properties listed due to a problem in inspection or for another reason, will i be be able to list another set of 3 properties within that 45 day time frame?

Hello All

I am planning to sell a condo in California and would like to buy a 1031 exchange property. However i am having trouble finding the replacement property. With market rates high all over, i am trying to understand what kind of property makes more sense in terms of returns. Here is my criteria:

1. Low risk

2. Appreciation 

3. good exit strategy

Hello All

Since recently, I have been considering to make an investment in real estate debt type crowdfunding deals.

However i have one question.

From my rental properties i have accumulated passive losses from last year eventhough i have positive cashflow.  Me being a passive investor, when i invest in debt type real estate investments though crowdfunding can the passive losses with my other rental income offset interest income in debt deals so that i do not have to pay any tax?

I understand that i should be asking this question to my CPA, however i thought i could get some insight at bigger pockets too.

I would say go for Keller ISD, Euless, Bedford, Plano. These are all great school zones. I have mine in Keller ISD and doing great so far!

900$ fall in OKC is typical for this winter season? Or you think its due to oil price and loss of jobs?
