As a Real Estate Broker and also partner of Stratton were we manage short term rental property my suggestion is that you keep in mind the following things.
When you think of investing on a Condo you have to be aware that condos may in this era of social distancing and stay at home jobs people are looking for privacy, less congestion, and more private amenities at their disposal. Don't get me wrong I am 100% ROI and cap rate thus, my longing has been multifamily for ling. However, this new normal has been a breakthrough in my risk/reward frame of mind.
If you are thinking about turning the property into an Airbnb I am all about single family homes as of now because you're also able to tailor the experience for the guest's and there is also a limited amount of single family home experiences that can be offered. In contrast to condos and vertical multifamily anyone can replicate that experience and compete with you. I believe we're seeing a massive shrink in the short term rental market and that is because before the virus there was an overabundance of small 1/1 and 2/2 units.

Hey @Justin Bartram that sounds like an ideal scenario for you to have an airbnb property. We manage many properties for owners and also doing the rental arbitrage strategy. My advice is to look at the best performing properties on airbnb and then derive the analysis from there with a visual on the pictures as well. I’ve been able to do this with bnbvestor.com Additionally, the success of your income will largely depend on how good of a host you are. This means immediate communication, the speed which you solve a problem for guests, pictures on the listing, design and accomodations of property, Lastly the small details that will allow you to stand out for example a high chair and pack and play for toddlers.

@Charles Zink Varies per building and zoning laws. I would first check with HOA then short term rental zoning within the area. For example, little do people know South Beach allows in certain areas then it falls upon the HOA building governing docs if its allowed or not.

100% You should @JD Martin you will be able to use deduct these expenses against your income which will help your tax burden. Now I am not a RE accountant even though I can connect you with mine but this is one of the most important things to do from the get go. I am now on my 3 or 4 LLC. Haha could be 5. They all serve different purposes and functions and partnerships. Happy investing!

Hello @Greg Lindor there are many favorable opportunity zones in Miami/Broward particularly in the Little Haiti area look very attractive to me as a multifamily investment were there is already a big amount of investment going on. Also in addition to one of the areas @Marcus C. Mills mentioned is Hollywood, FL. Where I have rehabbed property and hosted on air bnb while it was on the market and sold.
