@Daniel Castellanos Congratulations on Starting your journey in RE and wealth. I can relate first hand to your experience in the South Florida market. From time to time there are good opportunities. Looking at the bright side this market will hardly give you any prolonged vacancies and you can be sure to have a abundance of tenants to screen in order to find a quality tenant.

@Jonathan Gray correct as far as I understand you would have three years to claim the excemption as you owned the home and it was used as your main home for 2 of the last 5 years. However, because it was used a portion of the time as a rental property, additional rules come into play now.

I would personally advise to speak with your accountant, (I can recommend you some great ones here) since it does get into details of tax code. 

Also, have you considered refinancing a portion rather than a selling? Secrets of the wealthy tell us Debt is tax free.

Welcome @Nathan Guanch delighted to hear you start at your age. I reside in Miami beach and also accumulating property yearly. My best word of advice is to make money on the buy. Meaning buy smart and not emotionally. The best way to do this is considering your personal position is either by having direct relationship with someone who knows how to find motivated sellers or to buy from a reputable wholeseller and not one who daisy chains other peoples deals.

I understand your dilemma @Stuart M. as an active investor/agent I find my self going back to the MLS again and again for accuracy. Especially after rentometer.com now being paid service and not as accurate. Feel free to pm me for a previous 6 month, 1/2 mile radius, closed rental search.

@Matthew Rodriguez As a someone in your same location and realm I comprehend your difficulty. My 100% honest advice is this:

1. Persistence beats Resistance. 

2. Look for motivated sellers in your desired areas that have the zoning you desire. This way you can convert to duplex if you choose to. 

3. Close on it with either hard money or with a capital partner who understands the objective. They can either have equity and expect capital gain or cashflow. 

4. Connect and build a relationship with a solid local wholeseller.

Hope this helps. I still come across these type of deals but they have gotten more and more rare.
