Miami Florida (Little Havana, Little Haiti, and Allapttah
Hi all, I am seeking a triplex or fourplex in the little havanah, little Haiti, or allapattah area in Miami, Florida. I was wondering if anybody has experience in these markets. If so can you please provide me with some color. Im seeking a 7-10% cap rate and cash on cash return of >15%. Looking to spend no more than $600k. Also if anyone is aware of the gross rent multipliers in this area can you please provide some.

I'm also targeting the same areas with similar returns. However, I'm targeting these areas because of my low budget (<200K) for MFH. If I may ask, why stick to these lower neighborhoods if your budget permits for better areas (ex. Mid/North MB)?
