You should never pay an application fee, that was your first clue it was a scam.

Post: Last sold for $2000, now $40k

There are all sorts of reasons why it may have sold for 2k. all that matters now is what it's worth it to you today.

some reasons-

buyer paid taxes or judgements etc

there were title issues

it was a buy out of a family or biz partner

the last seller was a crack head

general distressed sale and a seller that didn't care

the property was in far worse shape than it is now

I would like to humbly plug my meeting coming up this tuesday.  Our main topic is "How to find Deals" and our guest speaker, Jeff Johnson will be talking about raising private money.  More info at networking events, 

Also, never give up, plug away, change and learn new methods, adapt, persist.  If that means you need to pick up a part time or even full time, then fine, but if you continue to learn and be consistent with your efforts in real estate, they will pay off and the payoff is much larger than most industries.

1. Doubling your insurance coverage will be a nominal difference in premium

2. If hubby thought that insurance doubling is a deal breaker for this property or your future in REI, then he will throw in the towel over something else super minor as well. There are alot of fun surprises in REI. But regardless, stick it out because it will pay off.

3. 5-10 house leveraged won't give you enough cash flow to quit most likely unless you do something else in real estate.
