Home warranties are worthless, and never use that contractor again, he is looking to rip you off whenever he gets a chance(or he's a moron that doesn't know pricing).  You should be below 5k to replace the a/c only.   You have to replace the a/c, there is no choice, a tenant may be ok with a window unit as a band-aid short term but any tenant that accepts a window unit for the long term isn't a tenant you want.   And ain't no one dealing with no a/c in august.  Get it done asap or lose a tenant and have the expense and a vacancy.

Jeffrey Richman- He has been around the block a few times, too many times actually. Once he went so fast around the block, he ended up in a ditch and had a long recovery to get back to real estate. As he sat in the hospital, he knew he had a higher purpose. That purpose was to try to pass on the knowledge of subject to's he had gleaned from all of the REI gurus of the southeast. He's been in their circles and has done more subject to's than there are medal rods in his body and that is a ton. This brings him here to the trenches where he will live out his purpose training the minion grasshoppers the intricacies of subject to's. Come learn from one of the masters so you don't end up in the ditch of has been real estate investor wannabes.

I will be presenting on the often neglected, but critical aspect of real estate- Negotiating. Sorry but that’s my highest and best, but you will for sure learn a technique to save or earn you thousands. I used one last Friday and got the bank to eat 10k and I’ll tell the tale or brag, same thing.

Holy cow, wholesaling and rehabbing in 1 meeting. Maybe I should throw in an ebook, a pile of paper (oxford comma) and a 90 minute coaching session. Wow, I could sell tickets for 2k! But wait, there’s more, David Roberts is man enough to share his biggest loser deal. It wasn’t enough to hear about Joe Myers loser, the fans have spoken and losers are so much fun to learn from if they ain’t yours. If you act now you will also get to hear Tatiana Murga teach you how to increase your dollar bills through staging.

Back to our spectacular main event, JJ Leonidas: JJ puts the ustle in Hustle. He started out scrapping in the landscaping business providing for his family and somewhere along the way got tricked into going to a real estate meeting. He rarely missed a meeting, he went to absorb and get some biz. You needed something done and JJ could do it or knew how to get it done for you, it was done. He just wanted to be around the action so he could learn the game. And learn the game he did. Now JJ “The Hustle” Leonidas has got the wholesaling game on checkmate and he’s going to slow down just enough to share some of the strategies he picked up in the trenches and give back the way he learned the business. Go to the outskirts of Charlotte.  You shouldn't be investing out of state to begin with, your costs will be much higher with less control etc.  You will lose much more than investing locally and will find out why the locals passed on your deal too late.

Ed Peugh is in the trenches this month. I was going to go find a bio on him somewhere, maybe detail how he went full time, how he amassed cash flow with real estate and associated businesses. Maybe he volunteered to save starving orphans and the whales simultaneously. The bio might even mention his evil twin brother, Taylor and how they manage the businesses together. It would probably mention he is a coach in a well-known master mind and speaks at their seminars and it may even be coming to Charlotte soon. Who knows what it would say. I just know Ed knows his stuff, and will deliver the goods on creative real estate financing, and besides, I'd rather just write some quickies on him and why you should pay attention to him and you probably have already heard of him before anyway and I can't believe you are still reading a intro about him. But regardless, you are still here and Ed will be speaking on creative financing this Tuesday and it will be awesome.
