Having no luck Finding Leads/Prospects and have been for 6 months

I passed my real estate license 6 months ago and have been working with a small broker in Charlotte. The training has been good and in the last 6 months I have sent hundreds of letters and made cold calls to try and find leads. I currently have nothing to show for all the work I have put in and on the verge of throwing in the towel. Looking for advice and direction. Thanks!

Trevor, a few years ago I moved to NC from FL. No SOI. No family, friends, etc. Add in the fact that I was determined to be cheap at first and I'm surprised I did so well. I just did things that didn't cost hardly any $ and would bring me "right now" buyers and sellers. I sat at any open house that a busy realtor would offer. When no one was offering, I approached them (I'd find great houses, neighborhoods with high traffic on the MLS) and offer to sit at one of their listings. They will let you do it because they can look good to their sellers like they are trying so hard to move it. I got 2 buyers within a week.

Also, I signed up for desk duty (which everyone said wouldn't work) and got 3 deals of 1 phone call! Many more deals off the desk calls and walk ins over time too. I always felt like "If they could just meet me or talk to me, they'd use me as their agent.."  I treat people really well, laid back, comfortable, etc.

You can spend time and $ with all that other stuff they teach you in classes or just step out and do it! I personally rarely followed much advice from sales classes. I just didn't want to wait for responses from mail, etc at the beginning.

I literally woke up each morning and asked myself "What can I do right now that can get me in front of buyers and sellers".  Then it snowballs, I promise. If you do a good job they recommend enough people to keep you pretty busy. Good luck! Don't give up!
