I don't understand why your property manager isn't handling this?  What is the point of a manager if they don't manage.  Tell both the tenant and pm to **** off.

I can't believe you are dealing with this. Let her sue, which she won't. and then hire another property manager, because they clearly suck and have given you bad advice and haven't handled the problem.

Run 10%, and you should have about 5k for your padding.  It's not so much the vacancy but a bad turnaround that will getcha.

Yes, you can become an agent.  You will have to write a letter explaining your arrests, and how you changed etc. but you will be fine.

Your Realtor isn't doing a good job.  Take over the advertising yourself and get it filled.  Yes, make it easy for someone to look at your property, give them a combo so they can go look and have the applications in a kitchen drawer.

Bandit signs are illegal.  There are ways to be legal, like be at least 11 feet outside of the right away etc.  I don't remember, you would have to find the statue.  But my understanding is that the law isn't being enforced right now because of the way they wrote the law which may have exempted political signs and it was challenged from a free speech angle.  So, yes they are illegal, but not enforced for the time being, until you hang your signs, then they will start enforcing.

I lead the meeting with 2 topics, a quickie topic of around 10 minutes and a Main topic or around 30-45 minutes, we also have a guest speaker which will present another topic for 30 minutes. There is of course Q and A for each topic.  I strive to make this the most educational meeting in the real estate investing field.
